Finally closed on a townhouse in Atlanta

The small update is that I finally have the keys to the Atlanta townhouse. That has left me wondering how much of the strain came from the deal itself and how much came from unclear ownership of the final tasks.

Several offers failed before this one was accepted, but each helped me judge price and terms more realistically. The harder part was the last week of documents: lender timing and responsibilities were not always obvious, so progress stalled whenever no one knew who was meant to act next.

I also wish I had separated more cash for property tax, closing-related surprises and early repairs. For those who have completed a first purchase, which cost or final-week task caught you off guard?
 
Congratulations. The overlooked lesson is often that closing day, moving day, and repair day should not be treated as one event. Inspection findings may be manageable individually, but they compete for the same cash and attention as moving costs, fees, and lender requests.

Did you leave a separate repair reserve after accounting for the property-tax money, or are you rebuilding that reserve now? That distinction could help buyers decide how far to stretch on the offer.
