A 2-bed country home of about 155 m² is available in Manila for PHP 289,900 a month. I am seeking a dependable tenant for a longer lease.

The deposit, start date and any recurring charges covered by the rent still need to be agreed in the lease. Please ask before arranging a viewing if utility billing, furnishing, internet, gardening or other running costs would affect your decision. I can then clarify what is included and what the tenant would pay directly.

Enquiries should include the intended move date, preferred lease length and whether furnished accommodation is required. Questions about the home's condition and transport connections are also welcome.

At PHP 289,900 monthly, prospective tenants will probably want the cost breakdown before arranging a viewing. Is the home furnished, and are any utilities, association charges, internet, gardening or other recurring costs included? It would also help to state the deposit being considered.

The precise area within Manila matters too, especially for judging transport. “Country home” suggests more space or a quieter setting, but tenants still need to know the likely commute and whether daily errands require a car. Could you give an approximate neighbourhood without posting the full address?

I wouldn’t assume the label means a car is essential; that depends entirely on the location. My bigger concern would be the lease terms. What counts as long-term here—12 months or longer—and is the PHP 289,900 rate fixed for that whole period? Also, are pets negotiable?

Maintenance responsibilities should be clear before anyone pays a deposit. For a 155 m² home, the lease should distinguish routine tenant upkeep from repairs handled by the landlord. It would be useful to explain how maintenance requests are reported, who arranges urgent work, and whether utility accounts are billed directly to the tenant or passed through by the landlord.

A short fact sheet would answer most of this efficiently: furnished or unfurnished, deposit, minimum lease length, earliest move-in date, pet terms, included charges, utility billing, approximate area and viewing availability. Applicants could then reply with their move date, lease length and household requirements, which should reduce unsuitable enquiries.
