At about 430 sq ft, the layout will be an important consideration for this two-bedroom new-build flat in Manchester. The rent is £2,800 per month, and I’m seeking a reliable long-term tenant.

The move-in date, deposit, pet terms and any charges covered by the rent still need to be agreed and recorded in the lease. If interested, please include your proposed start date, whether you have a pet and any questions about the room layout, condition, transport or running costs.
 
At 430 sq ft, the layout matters a lot for a two-bed. Is there a floor plan, and are both bedrooms proper usable rooms rather than one being more of a study? It would also help to know whether it is furnished and which, if any, building charges or utilities are included in the £2,800.
 
I’d want the basic terms before proposing a move date: expected lease length, deposit amount, pet policy and how utilities are billed. Also, who handles maintenance issues in the new-build, and what sort of response arrangement is in place?
 
The precise location and transport links could partly explain the rent, so I wouldn’t judge it on size alone. Still, £2,800 is a substantial monthly commitment for 430 sq ft. A room-by-room description, furnishing list and clear breakdown of rent versus other charges would make the listing much easier to assess.
