Advertising every term as fixed would be misleading before the lease is agreed, but leaving the practical details open is not very helpful to prospective tenants either. The firm starting points are a 2-bed condo in San Francisco, approximately 970 sq ft, offered as a long-term rental at $1,708 per month.

When enquiring, please give your intended move date and ask about anything that would affect your decision, including the deposit, lease length, furnishing, included charges and separately billed utilities. I can also discuss the condo’s condition, nearby transport and the process for reporting maintenance. Final terms, including the preferred start date, will be recorded in the lease.

Is the $1,708 for the entire 2-bed condo rather than one bedroom? Please also confirm whether it is furnished, the minimum lease length, and how the deposit will be calculated. My proposed move would be the first day of the next calendar month, subject to viewing and agreeing the lease.

The neighborhood or nearest transport stop would help, since “San Francisco” alone isn’t enough to judge the commute. I’d also want to know which utilities are billed separately, whether pets are considered, and who tenants contact when maintenance is needed.

Agreed on the location point. An itemized list of recurring costs would make the offer much easier to assess: rent, utilities, and any condo-related charges passed to the tenant. Could the owner also say whether an in-person viewing is possible before any deposit is requested?

Before anyone commits, make sure the viewing, identity of the person offering the condo, payment terms and written lease all line up. At this price, clarity about whether it is the whole unit is especially important. I’d also ask for the expected response process for urgent versus routine repairs to be written into the lease rather than left as a general promise.
