One point to clarify at the outset: the lease length and move-in date need to be agreed together. The property is a 3-bed new-build flat in Warsaw, approximately 90 m², offered at PLN 25,680 per month.

Before either side commits, we should also settle the deposit and exactly which building charges or utilities are covered by that monthly figure. Questions about the condition, room layout, transport and likely running costs are welcome. If interested, please send your proposed start date and preferred tenancy period so those terms can be discussed before arranging the next step.

Is PLN 25,680 the base rent, or does it include any building charges or utilities? An itemised outline would help, particularly for heating, electricity and internet. I’d also want to know the deposit before arranging a viewing. Proposed move date: 1 September, initially for 12 months.

Could you clarify the furnishing? “New-build” describes the building but not whether the flat has beds, wardrobes, a dining table and equipped kitchen. A floor plan or at least the room layout would also help establish whether all three bedrooms are practical for adults.

At this monthly price, leaving the deposit and included charges open makes it difficult to compare the actual cost. I understand that terms can vary with lease length, but applicants still need to know what is definitely excluded. Are pets considered, and are utilities billed from individual meters or folded into a fixed monthly amount?

I don’t think every term has to be fixed in the advert if the owner is open to different lease lengths. However, Mei is right that the payment structure should be clear before anyone commits time to a viewing. I’d add questions about the inventory, responsibility for minor repairs, and who tenants contact if a new-build defect appears.

Thanks—all fair questions. The confirmed details are the 3-bed layout, approximately 90 m² and rent of PLN 25,680 per month. The deposit, included charges and start date remain dependent on the agreed lease terms, so applicants should state their move date and desired duration.

I’ll make sure furnishing, pet terms, utility billing and the maintenance contact process are addressed before a viewing is agreed, rather than leaving them to the final contract discussion.

That helps, but transport and condition still need specifics. Which part of Warsaw is the flat in, how far is it from useful public transport, and is it ready for occupation or are any finishing items outstanding? For a long-term tenant, I’d also ask for one written breakdown covering rent, recurring charges, utilities, deposit, furnishings and maintenance responsibility.
