I would prefer a stable long-term letting, but several lease details still need to match the tenant’s plans. This is a new-build, five-bedroom flat in Los Angeles of about 1,880 sq ft, offered at $6,706 a month.

The deposit, included charges and start date will be agreed as part of the lease. Questions about condition, transport, likely running costs, pet requirements and how maintenance issues would be reported are welcome. If interested, please say when you hope to move and whether you are applying for the whole flat.

Would this be let under one lease for the entire flat, or would separate room arrangements be considered? Also, what lease length are you hoping for? Those details will make a big difference to groups comparing the monthly cost.

I’d also want to know whether it is furnished, what the pet terms are, and which utilities are billed separately. Since the deposit and included charges are still open, an itemised outline before arranging a viewing would save everyone time.

One caveat: being a new-build doesn’t necessarily tell a tenant how maintenance requests will be handled after move-in. I’d ask who receives repair reports and what the response process is, alongside the questions about utilities and furnishing. A viewing should also confirm how the 1,880 sq ft is distributed across five bedrooms rather than relying on the total area alone.
