I wouldn’t insist on receiving the full title documents before deciding whether the property is worth viewing. There may be practical reasons not to circulate everything at that stage. However, the seller should be able to say whether the documents are available for proper review later and whether the stated 215 m² is supported by them.
 
“Average to good” is too broad to assess likely maintenance. It would help to have condition notes separated by roof/exterior, heating, windows, plumbing and interior finishes, without assuming all of those need work. The energy-performance information may also indicate which questions deserve priority. Are fitted kitchen items or other fixtures part of the asking price?
 
A sensible sequence would be: obtain the area definition and room breakdown, clarify parking and recurring charges, then review the condition and energy information. If those answers still support the €1,182,000 asking price, arrange the appointment. Title and transaction documents can then be examined by an appropriate professional familiar with Austrian requirements before any commitment.
