Price reveal later. This Vancouver country home has 5 bedrooms, 2,420 sq ft and is in average condition. It was listed at C$1,181,000 and has spent 120 days on the market.

Guess the eventual sale price—or where it should trade if still unsold—and give the two facts driving your number. I’m especially curious whether people put more weight on condition, time on market or likely maintenance.
 
C$1,095,000. My two facts are the 120 days on market and average condition. The floor area is useful, but a five-bedroom layout does not automatically command a premium if buyers expect updating or ongoing maintenance.
 
Was the C$1,181,000 figure the original asking price, or has it already been reduced? Also, how far outside Vancouver is “country”? Without that, 120 days could indicate overpricing, limited local supply, or simply a smaller buyer pool.
 
I wouldn’t discount it as heavily as nicolasi. My guess is C$1,145,000, based on 2,420 sq ft and five bedrooms. Long market time matters, but it doesn’t prove the seller will accept a large cut—especially if comparable country homes are scarce. The price history would probably change my estimate more than the condition label.
 
C$1,120,000: asking price plus 120 days are my two inputs. Before the reveal, I’d look for any price reductions and one genuinely comparable completed sale nearby. A completed sale would be more informative than active listings, while repeated reductions would suggest the current ask is still testing the market.
