Hello from Marrakech — comparing serviced-apartment data across markets

Combining Naomi’s point with Kai’s: I’d use separate sections for acquisition, works and setup, recurring operations, and financing. That makes it easier to compare properties without pretending every cost occurs at the same stage.

For forum reading, search by the specific missing input rather than by country alone: completed-price evidence, management agreements, renovation budgeting, mortgage comparisons and buyer legal checks. Broad Morocco discussions may provide context but not the number needed for a model.

A caution on completed prices: even accurate figures describe past deals, not automatically current value. They are evidence, not a price list. Timing, condition and seller circumstances can limit how directly one transaction applies to another.

That caveat is why a range is better than a single “market discount.” If the evidence is thin, show several plausible purchase prices and let the rest of the model respond. It is more honest than applying one percentage to every Marrakech listing.

After this discussion, the most useful starter thread sounds less like a list of market reports and more like a shared template. Felix could post a blank version of the fields he tracks, with no client or transaction-identifying details, and members could suggest omissions.

The template should stay short: property description, asking history, completed-price evidence and confidence, acquisition costs, works, operating assumptions, management responsibilities, financing scenario and exit case. Extra detail can sit in notes.

I’d add dates to every monetary input. Asking prices, renovation estimates and mortgage comparisons gathered at different times can make a model internally inconsistent even when each figure was reasonable when recorded.

This has produced a sensible path: begin on the local board, define the serviced model, test one representative property, and document evidence quality and dates. The unresolved piece is still access to completed-price information. Felix, even a general description of what is available to you would help members suggest the next step without exposing private details.
