How much cash did you really need after closing in the United Kingdom?

The first mortgage payment may arrive at an awkward point, just as the moving bills and initial purchases are piling up. That has made me look differently at the £17,940 we expect to retain after the deposit and estimated closing costs on a London townhouse.

On paper the payment is affordable and the house appears well maintained. The unknown is the inspection: an urgent roof, heating or electrical issue would make that remaining cash feel much smaller. My current plan is to ring-fence an emergency amount, budget separately for moving and immediate work, and delay non-essential furniture. Insurance excesses and any applicable service charges also need room.

Would that leave enough breathing space for you, or is this a sign to save longer? The missing fact for me is the inspection result. I would also appreciate a distinction between unavoidable UK purchase costs and reserves that are mainly a matter of personal comfort.
