How much is tenant reliability worth when reviewing Dubai condo rent?

My Dubai condo tenant pays about AED 5,130 for the relevant rental period, while current asking rent appears closer to AED 6,431. They pay on time, report maintenance issues early and look after the home.

I do not want to chase the full asking figure only to incur vacancy, refurbishment and tenant-finding costs. I am leaning toward a modest adjustment, subject to Dubai’s applicable rent and notice rules. How would others balance a fair increase against retaining a reliable tenant?
 
I would put a real value on the payment and maintenance history. AED 6,431 is an asking figure, not necessarily what another tenant will ultimately pay. First establish the maximum adjustment permitted locally, then offer something below that if the numbers still reward retention. Explain the reasoning early rather than presenting it as a last-minute demand.
 
How comparable are the properties behind AED 6,431? Same building, condo condition, furnishing and contract period? A broad neighbourhood asking figure can be misleading. Also, how soon is the renewal? That matters because even a reasonable commercial proposal may fail if the required notice was not given correctly.
 
I would calculate three outcomes: keeping the tenant at AED 5,130, keeping them after a modest increase, and replacing them at the hoped-for rent. The third column should include likely vacancy time, preparation work and the risk that the achieved rent is below the advertisement. Reliable reporting of small problems also has financial value because it can prevent larger repairs.
 
I partly disagree with automatically giving a retention discount. A good tenant is valuable, but leaving the rent far behind the permitted market level year after year can make the eventual adjustment harder for both sides. If local rules support an increase, a measured step now may preserve the relationship better than postponing the issue entirely.
 
Before naming a figure, confirm the applicable Dubai rent guidance and notice requirements through an authoritative local channel or qualified adviser. Then send the tenant a clear proposal with enough time to discuss it. I would mention their good record directly and frame the amount as a renewal offer, not as a threat based on optimistic listings.
 
Also compare the downside of turnover beyond vacancy. You may need a condition inspection, cleaning or repairs, viewings and careful deposit handling under the contract and local requirements. If the tenant leaves, document the condo’s condition properly rather than treating the deposit as an automatic refurbishment fund. Those practical costs could make a modest increase the stronger net result.
