Is ₩16,560,000 enough to keep after buying a Seoul studio?

Once we separated the first mortgage debit from the rest of the budget, the ₩16,560,000 balance looked less generous and raised a new question about whether we should proceed now.

The Seoul studio seems to have been maintained, although the inspection findings will determine how much must be reserved for early repairs. We also need to cover the move and any service charges due soon after completion. Furniture is the part we can change easily—for example, we could start with a bed and basic storage rather than furnishing everything at once.

Would you proceed if those fixed costs still left a distinct emergency fund, or wait until the reserve was larger? I’m trying to put the unavoidable payments first and treat furnishing as optional.
 
That could be a reasonable buffer, but only if “left” means after ring-fencing the first mortgage payment, moving costs and any service charges due soon after completion. Furniture is the flexible category: a bed, table and basic storage now; everything else later. I’d want a separate emergency portion that isn’t treated as furnishing money.
 
What does the inspection actually identify, and how much of the ₩16,560,000 is already spoken for? A clean report and a short move are very different from recommended electrical or plumbing work plus paid movers. Also check whether your insurance has an excess you would need to cover. Without those figures, the headline balance sounds healthier than the usable reserve may be.
 
I’d be a little less relaxed than Liam. A comfortable monthly payment does not protect you from several costs arriving together just after closing. Before delaying the whole purchase, price the move, list only essential furniture, note every inspection item and set aside the first payment plus near-term service charges. Then leave the remaining emergency fund untouched. If that final number feels thin, postponing optional furniture may solve it; if it is still thin, delaying the purchase is the safer trade-off.
