Kuala Lumpur monthly property snapshot — July 2026

I’ve added a provisional July 2026 entry for Kuala Lumpur new-build flats, which raises a basic question: are the headline changes coming from the market or from a different sample? The current figures are 79 days on market, a 3.9% rise in asking prices and signs of financing sensitivity around MYR 5,828,000.

For now I’ll retain them only as indicative figures. If the sample remains comparable, completed transactions should help show whether the movement is real. If its price bands, launch stages or property categories have shifted, the summary should instead explain that mix change. Please include dated sources for later revisions, along with any useful inventory or neighbourhood breakdowns. Local observations are useful too, provided they are identified as such.
 
Before reading much into the +3.9%, how is the sample defined? New-build flats at MYR 5,828,000 may behave very differently from lower price bands, while 79 days could reflect a shift toward higher-priced inventory rather than slower demand. A split by neighbourhood, price band and launch stage would make the figures much more useful.
 
Agreed on the splits, though I would not dismiss asking-price movement entirely. It can still show seller or developer expectations, just not completed values. I’d keep the three headline figures but place completed-sale evidence beside them and record the date of every revision. That would reveal whether later changes come from fresh transactions, altered inventory or a redefined sample.
