The practical limitation is that the sample may be too broad to support a meaningful monthly comparison. Even so, I would like to see whether a carefully defined series can be built from it.

For June 2026, the provisional London detached-home figures are 70 days on market, asking-price movement of -2.7%, and a financing-sensitivity figure near £218,400. These are community observations rather than an official index, and each measure still needs a precise definition.

Please add relevant completed sales, changes in available inventory and any clear borough or neighbourhood differences. Note whether the evidence comes from a published source or personal observation, include the property-type and price-band mix where possible, and record the date of any later revision.
 
The sample definition needs tightening before this becomes a monthly series. Is 70 days a mean or median, and does the clock stop at offer agreed or completion? Likewise, does -2.7% mean movement from the original asking price, the previous month, or something else? Without those definitions, later comparisons could be misleading.
 
What exactly does the £218,400 figure represent? It looks difficult to interpret beside a detached-home snapshot unless it is a loan amount, deposit-adjusted threshold or a particular price band. Also, is “London” Greater London as a whole? Borough and price-band splits could reveal whether a small part of the sample is driving all three numbers.
 
I would not wait for completed sales alone, because they may describe an earlier market period rather than June conditions. Track them, but pair them with current inventory movement.

A practical next update could show the observation dates and separate columns for neighbourhood, price band, new listings, withdrawals, reductions and completed sales. Keep detached homes isolated from other property types. If the definitions behind 70 days, -2.7% and £218,400 cannot be supplied, label each figure provisional rather than building a trend from it.
