May 2026: are these Abu Dhabi villa listings showing a shift or just property-level variation?

I’ve been looking at a narrow group of Abu Dhabi villas rather than the citywide average. They’re priced from AED 968,900 to AED 1,453,000, with a current marketing period of roughly 97 days.

After sitting with the May 2026 notes for a couple of days, service charges seem to explain buyer interest better than the monthly headline figures. Is that likely ordinary variation between properties, or an early change in this part of the UAE market? I’m trying to decide whether to keep watching or treat the longer marketing period as meaningful.
 
My first reading would be property-level variation, not a market turn. Asking prices and 97 days alone cannot show whether buyers are rejecting the segment or simply rejecting particular villas. I’d compare recent completed sales, property condition and the timing of any price cuts. If well-presented villas with reasonable service charges are also lingering, that would make the pattern more persuasive.
 
How tightly have you drawn the neighbourhood boundaries? Villas in the same price band can still appeal to quite different buyers if location or condition changes. Also, does the 97 days include withdrawn and relisted stock, or only uninterrupted listings? Withdrawals could make the visible marketing period look cleaner than the underlying picture. Buyer financing and seller motivation may explain some of the gap too.
 
I wouldn’t dismiss it as ordinary variation yet. The service-charge pattern may be an early signal about affordability, even if it isn’t evidence of a wider shift.

For the next update, separate the villas by condition and service-charge level, then note new-listing volume, withdrawn stock and when reductions occur. Compare those groups with completed sales rather than asking prices. If only high-charge or poorly maintained properties stall, it’s selection. If the delay spreads across the cleaner group, it deserves more attention.
