I’m assembling a May 2025 community snapshot for Montreal condos. The current indications are 31 days on market, asking-price movement of +7.3%, and visible financing sensitivity around C$1,013,000. These are discussion inputs, not an official index.

Before updating the summary, I need to know whether those figures survive a better split by neighbourhood, price band and property type. Please add completed-sale evidence, inventory changes, revision dates or clearly labelled on-the-ground observations, with a source link where available.
 
The +7.3% figure needs a defined comparison period before it is useful. Is that month over month, year over year, or the difference between original and current asking prices? I would also avoid treating C$1,013,000 as a Montreal-wide threshold unless the underlying sample shows how many listings sit near that price.
 
Agreed on defining the 7.3%, but the 31-day figure also needs scrutiny. Is it for active listings, conditionally sold units or completed sales? Relisted condos can make time on market look shorter if the clock resets. A neighbourhood split would help, though the sample size for each area should be shown rather than presenting thin groups as firm trends.
 
One more issue: separating condos from all residential property may not be enough. New construction, resale units, different bedroom counts and higher price bands can move very differently. I’d rather see a modest table with category, observation period, sample definition and revision date than one headline number that suggests the whole condo market moved together.
 
I’m not sure every split improves the picture. Divide the sample too far and normal listing differences may look like neighbourhood trends. Start with completed versus active listings, then perhaps broad price bands around—not anchored to—the C$1,013,000 area. Inventory at the beginning and end of May would add context to the 31 days without overcomplicating it.
 
A practical revision could keep the three headline indicators but mark each as provisional until its basis is supplied. Underneath, add columns for geography, condo type, price band, listing or completed-sale status, comparison period, sample size, revision date and source link. That would make disagreements traceable and prevent the +7.3% from being repeated without its definition.
