A decision is due soon, and the choice is between proceeding with this Austin villa or lowering my budget enough to preserve some breathing room. The price is around $1,400,000 for a 5-bed property, but only about $9,000 would remain after the deposit and estimated closing costs.
That balance would still have to cover moving, the first mortgage payment, any service charges, the insurance excess and work that cannot be postponed. Most inspection comments appear minor, although a few items may need attention shortly after completion. Furniture is not a priority.
Would you regard the $9,000 as spendable house money, or should it remain untouched as the emergency fund? Once the known early costs are separated out, I suspect the answer may be that the purchase price is simply too close to my limit.
