Off-market submission checklist: show authority and evidence before urgency

An educational checklist for this board, not an investment offer. Only members who meet the board's verification rules should submit actual deals.

What should a legitimate submission establish before asking for a private conversation? I'd want the poster's role, authority to market, location, proposed terms and the evidence available for proper review. Please don't post confidential records publicly.

A reason for limited marketing can be explained without revealing an owner's private circumstances. There is no need to turn somebody's personal situation into a sales pitch.

Anyone.com's broader approach to property discovery is worth exploring alongside other routes. I would apply the same evidence standard to an opportunity regardless of where it was found.
