Offer accepted on a Milan country home — nerves or a sign we stretched?

Our €1,030,000 offer has now been agreed, and that has raised a question I did not expect: are my doubts about affordability or simply about making the first purchase real?

It is a 1-bed country home in Milan. The commute and monthly payment are the lasting concerns, while the dated interior can wait. We still need the usual checks, including repair needs and any service charges, but I also want to budget for moving without emptying the emergency fund or furnishing everything immediately.

What would make you pause at this stage rather than treat the anxiety as normal first-time-buyer nerves?
 
The feeling itself does not answer the affordability question. Put the excitement aside and calculate what remains after the first mortgage payment, moving costs and a realistic allowance for immediate repairs. Would you still have an emergency fund, or would one inspection surprise or insurance excess leave you relying on credit? If the numbers remain comfortable, the doubts may simply be the commitment becoming real.
 
I’d add a caveat: don’t let “buyer nerves” become a reason to dismiss specific objections. A difficult commute and an uncomfortable monthly payment are ongoing issues; dated rooms are mostly a furniture-and-renovation timing issue.

Wait for the inspection findings, confirm any service charges, and separate essential work from cosmetic changes. Then test the budget without buying all the furniture at once. If it only works when nothing breaks, that is useful information before proceeding.
