Oslo condo snapshot — November 2025: sample and evidence?

I’m deciding whether this Oslo condo snapshot is ready to publish for November 2025 or should remain provisional. Current inputs are 82 days indicative time on market, asking-price movement of -5.7%, and apparent financing sensitivity around NOK 5,992,000.

These are not an official index. Before revising the summary, I’d like completed-sale evidence, inventory movement, neighbourhood splits, and a precise sample definition. Please label on-the-ground observations as such and include revision dates or source links where available.
 
Keep it provisional. The three figures sound precise, but readers cannot interpret them until the sample period and condo definition are stated. In particular, does 82 days describe currently advertised homes, completed sales, or both?
 
What exactly does -5.7% measure: reduction from the original asking price to the latest asking price, a change between monthly samples, or completed prices relative to asking? Those would tell very different stories.
 
The 82-day figure could be distorted if it is based only on listings still active in November. Long-running listings remain visible while quick sales disappear. I’d separate active-listing age from time to sale rather than combine them.
 
Agreed with both points. I would not describe -5.7% as market-wide price movement unless it comes from comparable monthly samples. If it is listing-level discounting, call it asking-price revision instead.
 
A workable table would have one row each for active listings, withdrawn listings and completed sales, with observation dates beside them. Then add price bands around, below and above NOK 5,992,000 rather than treating that figure as representative of every condo.
 
Price bands help, but property mix comes first. A month with more small or lower-priced condos can move the headline without individual homes becoming cheaper. Floor area, room count and broad neighbourhood grouping would make the comparison more useful.
 
Yes. Suggested minimum fields: status, first asking price, latest asking price, days advertised, price band, size category and neighbourhood group. Completed price should be shown only where supported, not inferred from a listing disappearing.
 
I’d also avoid forcing completed sales into the same November window as live advertisements if their relevant dates differ. Show the listing observation date and completion period separately, otherwise the snapshot may compare unlike stages of the market.
 
That addresses the timing problem. The headline could remain a listing snapshot, followed by a separate completed-sale section. Any later additions should carry a revision date so readers can distinguish the original November view from subsequent evidence.
 
Neighbourhood splits need enough observations to be meaningful. If individual areas produce thin samples, use broader groups and state the count rather than publishing dramatic percentages from a handful of homes. Condition and condo size may explain more than location in a small group.
 
Good caveat. Broad groups plus sample counts would be safer than detailed area rankings. I’d still preserve the underlying neighbourhood label where available, so future months can be regrouped consistently without changing the original records.
 
Please put both a data cut-off and a revision date at the top. “November 2025” alone could mean listings observed during the month, listings active on the final day, or transactions recorded later but attributed to November.
 
Proposed wording: “Observed listing sample as of [cut-off date], revised [date].” A separate note can define inclusion dates for completed sales. That should prevent later updates from silently changing what the November snapshot represents.
 
I’m not convinced “financing sensitivity” is supported yet. Clustering or slower movement around NOK 5,992,000 may be visible, but that does not establish financing as the cause. Price band, property mix and listing condition could produce the same pattern.
 
I wouldn’t remove the observation entirely, but I would soften it: “different listing behaviour is visible around NOK 5,992,000; cause not established.” Then compare days advertised and asking-price revisions on either side of that level before attaching an explanation.
 
For inventory, are you planning to report the total active stock, new entries, removals and completed sales separately? A flat active total can conceal heavy turnover, while a rising total could reflect new supply rather than weakening demand.
 
The publishable version now seems straightforward: label it provisional, define the condo sample and cut-off, rename -5.7% according to what it actually measures, split active age from completed time to sale, show inventory flows, and qualify the NOK 5,992,000 observation. Add neighbourhood and price-band counts only where the samples are clear.
