Rent increase versus tenant retention for student housing in Singapore

The current rent on my student housing property in Singapore is about S$8,246, while comparable asking rents appear to be around S$9,325. The tenant pays reliably and looks after the home, so I do not want to lose a good tenancy by chasing the full difference.

I’m considering a modest increase rather than moving straight to the apparent market level. How would other landlords weigh that against possible vacancy, refurbishment, reletting and deposit-handling costs? I’d also appreciate views on how to present a fair rent review, including what notice or tenancy terms need checking under Singapore rules. Which details about vacancy time, maintenance history or comparable listings would you want before choosing a figure?
