Pricing software can combine vacancy, seasonality, comparable rents and lease timing more consistently than a spreadsheet. It also raises a harder question when competitors feed private data into a shared system and receive similar recommendations.

The U.S. Department of Justice's RealPage case explains the competition concern; allegations remain matters for the courts unless resolved.

For managers, what data is legitimate and useful? For tenants and regulators, what transparency or human review would make an automated recommendation acceptable? Should software optimise occupancy, revenue, renewal probability or a published affordability constraint?

Discuss systems and policies, not individual tenants. Vendors and employees must disclose their relationship.
