Review: using Daft as a buyer in Brazil

A poor shortlist could waste a lot of time when I am comparing São Paulo new-build flats from Berlin. Daft has helped me find developments, but the same property can appear more than once, availability is not always current, and floor-area entries are difficult to compare consistently.

The energy-label field has been useful. What I cannot easily see is when an advert was last verified, whether its price has changed, or what happens to an enquiry after it is sent. I am leaning towards using the portal to discover properties and maintaining a separate shortlist grouped by development and floor plan. Do saved-search alerts arrive quickly enough to be useful, and do the mobile filters remain in place when moving between results and adverts? I would also be interested in how others control duplicates and track price history.

Given the stale status and duplicates, I’d treat it as a discovery tool rather than the definitive shortlist. Group listings by development, address and floor plan before comparing prices; otherwise the same flat may appear to be several options. After you contacted advertisers, did any confirm availability promptly, or was that where the information trail ended?

I’d put consistent floor area ahead of the energy label. An energy field is helpful, but it cannot rescue a comparison if one advert uses a different area basis from another. Map-pin accuracy matters too, especially around a large city: a pin placed broadly can distort how practical the location looks.

On mobile, the useful test is whether your chosen area, size and new-build filters survive when you return from an advert to the results.

Before abandoning it as a main tool, try one tightly defined saved search and track a small sample manually: date first seen, stated area, price, map location, advertiser response and any status change. That will show whether alerts add genuinely new listings or mostly recycle duplicates. Price history or links to sold records would help, but freshness and confirmed availability seem like the more immediate gaps here.
