July 2025 snapshot for Rome apartments: indicative time on market is 55 days, asking-price movement is +1.7%, and financing sensitivity appears visible around €763,600.

These are discussion inputs rather than an official index. I’m deciding how much weight to give them before updating the summary. The main gaps are completed-sale evidence, inventory movement and neighbourhood differences. Please also flag the sample definition, property and price-band mix, revision date, and any source links. Clearly labelled on-the-ground observations are welcome too.
 
I would give the figures limited weight for now. Is +1.7% month-on-month, year-on-year, or a change within the active asking-price sample? The €763,600 point also needs a definition: is that a median, an average, or simply the band where financing sensitivity was noticed? Without those details, the numbers cannot really be compared with another month.
 
The 55 days raises another sample question. Does it cover listings removed during July, properties still advertised at month-end, or completed transactions? Also, are refreshed and relisted apartments treated as new listings? That choice could move the apparent marketing period considerably without any underlying market change.
 
Agreed on relistings, although I would not dismiss the snapshot entirely. Asking data can show a change in seller expectations before completed-sale records catch up. The bigger risk is mixing very different parts of Rome and then presenting 55 days as typical. A neighbourhood split, even with no extra interpretation, would make this far more useful.
 
Following Fatima’s point, I’d separate the next version into neighbourhood, price band and apartment type, while retaining an all-Rome line for continuity. Small groups should be marked rather than overinterpreted. It would also help to show active inventory at the start and end of the month, because +1.7% alongside falling supply tells a different story from the same movement alongside rising supply.
 
I would not wait for completed-sale evidence before publishing, provided the asking-price series stays clearly labelled. A practical format would be: observation period, publication date, latest revision date, sample inclusion rules, and a note explaining any backfilled or removed listings. Then completed sales can be added as a slower confirmation rather than treated as a prerequisite.
 
One more distinction: completed-sale evidence should not be used as if it covered the same July cohort unless the dates genuinely align. Contracts completing later may reflect negotiations and listings from earlier periods. I’d publish the source links beside each measure and keep the €763,600 financing observation separate from the citywide price movement until its price-band and property-type mix are clear.
