San Francisco first-time buyer learning townhouse pricing

I’d like to become ready for a first townhouse purchase in San Francisco, but I do not yet know whether to focus on local pricing or the buying process. So far I have been looking at transaction costs, mortgage choices and how asking figures compare with evidence from completed deals.

My aim is to learn methods that also make sense outside one market without importing assumptions that do not apply locally. Would it be better to narrow the search area and build a market-data sheet first, or start with the legal and finance checklists because those decisions are harder to undo? Renovation costs are also on my list, although they may be premature until I am closer to buying.

One missing detail: are you actively preparing to buy in San Francisco, or learning before choosing a market? That changes whether legal checklists and renovation costs matter now or can wait.
