São Paulo: what explains 101-day listings in this price bracket?

Citywide averages are not helping with the two neighbourhoods we like, so I’m trying to sense-check the street-level picture before drawing conclusions.

My sample sits between R$1,389,000 and R$2,083,000, is mostly described as coastal homes, and the typical listing has been visible for 101 days. That description may itself be distorting the comparison, given the São Paulo location.

I initially wondered whether rental regulation explains the gap between quick sales and stale stock, but condition, financing, seller motivation or even where agents draw neighbourhood boundaries may matter more.

Could local owners or agents share what they are seeing in this bracket: recent completed sales versus asking prices, whether new-listing volume is rising, when price cuts usually appear, and how much apparently stale stock is actually withdrawn or relisted? It would also help to know whether the faster-moving properties have anything obvious in common.
