No applicant leads on every measure, and my concern is that a rigid score could reward the easiest facts to check rather than the best indication of reliable payment and a stable tenancy. The property is a five-bedroom detached home in Rio de Janeiro.

I am considering a consistent assessment of verified income, credit history, rental references and intended stay, with the same evidence requested from everyone. Before choosing, I also need a full letting-cost picture covering expected vacancy, turnover, market rent, maintenance history and deposit handling, plus confirmation of the local notice rules.

There is also a broader choice: let the home or explore a sale at about R$5,936,000. My tentative rule is to keep it if a realistic rent still gives an acceptable result after those costs and likely maintenance; otherwise, compare the net sale outcome with the return and work involved in holding it. Which screening checks and property records would help make those two decisions without mixing them together?
