I pulled a small sample of Seattle detached homes listed between $808,000 and $1,212,000. It shows price movement of -0.4% and median marketing time near 18 days, but differences in property condition make the averages fairly noisy. Neighbourhood boundaries may be distorting the picture too.

I’m trying to decide whether this is seasonal softness or a real shift in buyer behaviour. In recent completed sales, are financed buyers negotiating harder on price or asking sellers to help with financing costs? Or are they simply passing and moving to the next listing?

It would be useful to hear what people are seeing in this range, particularly the timing of price cuts, changes in new-listing volume, withdrawn stock, and whether seller motivation is becoming clearer after the first couple of weeks.
