Requesting every document at first contact may discourage genuine off-market owners, but accepting vague claims until negotiation is too risky. I am seeking a one-bedroom villa or small independent home in Milan, around 55 m², with a ceiling of €745,200. It should be habitable now, although gradual improvements are fine.

An initial message can give the approximate area, asking price, measured floor area, current condition, tenure, recurring local charges and known running costs. Please also state whether the sender is the owner or acting for someone else.

Before a viewing or substantive negotiation, I will need to verify ownership, the stated area and any representative’s authority. A brief explanation of the price is welcome, but the underlying documents and disclosed condition will determine whether I proceed.

A staged approach may get more responses from quiet-market owners, who might not want to circulate full documents immediately. For the first message, ask for the approximate location, measured floor area, current condition, price and recurring local charges. Ownership papers and authority to represent the seller can follow before any viewing or substantive negotiation.

What do you mean by “villa” here: a fully detached home, a small independent house, or would a unit within a converted villa qualify? At around 55 m² that distinction could materially change the options. It would also help to name acceptable parts of Milan, even broadly, because the €745,200 ceiling alone does not show how flexible the location is.

The useful outcome is a shortlist of genuine, verifiable properties, but requiring a polished price case immediately could exclude ordinary owners who have never marketed formally. Someone may know they want €700,000 without having assembled comparable sales, for example.

At the first stage, location, property type, measured area, condition and recurring charges would tell the buyer whether the villa is even suitable. Clear title and authority to represent the seller should be confirmed before matters progress. The asking price becomes persuasive only after those facts are known; undisclosed structural work or charges would alter the decision far more than an informal initial explanation.

A short submission format could keep this manageable: area of Milan; detached or otherwise; internal floor area and how it was calculated; asking price; present condition; known improvement needs; tenure; recurring charges; seller or representative status; and which documents are available for later verification. Also state whether 55 m² is a target or an acceptable range, otherwise suitable owners may rule themselves out unnecessarily.
