Self-management from another city: where does it break down?

Suppose a landlord can handle paperwork remotely but lives a few hours from the property. Which tasks would you want a reliable local contact for before deciding to self-manage?

Access for urgent repairs and somebody who can inspect the result. A photo can help, but it doesn't tell you whether the leak returns when the tap is used.
 
The question is also whether that contact has agreed to the job. 'A friend nearby' isn't a management plan unless the responsibilities and availability are clear.
 
The local-contact point becomes even more important when a repair needs access to another home or a shared part of the building. I'd agree who organises permission, who meets the contractor and who checks the outcome. Otherwise everyone can be waiting for someone else.
