Seoul monthly property snapshot — February 2026

February 2026 community snapshot for Seoul student housing: indicative time on market is 51 days, asking-price movement is +10.0%, and financing sensitivity appears visible around ₩972,900,000. These are discussion inputs, not an official index.

The decision is whether those figures are strong enough to retain in the next summary or should be qualified more heavily. In particular, the +10.0% figure could be distorted by the price-band or property-type mix. Please add completed-sale evidence, inventory changes and neighbourhood differences, with a source link where possible or a clear label if it is an on-the-ground observation.

I would qualify them until the sample definition is supplied. Does 51 days track individual listings, unique properties, or only listings removed during February? Relisted units could change that figure substantially. The +10.0% also needs a comparison period and confirmation that it measures like-for-like asking prices rather than a shift toward higher-priced stock.

What is the revision date for each input? A February snapshot can combine current listings with older completion records, so one date for the whole table may hide the lag. I would also separate source links for asking prices from links supporting completed sales. Otherwise readers may treat the two as equally current.

Completed-sale evidence would help, but I disagree that it should become the sole test. Completions can lag the conditions visible in February, while asking data can show changes sooner. The better comparison is both series side by side, divided by neighbourhood and price band, with the lag stated rather than forcing them into one headline number.

A practical submission format might be: neighbourhood; property format included under “student housing”; price band; first and latest asking price; listing and removal dates; completed price and date if known; source link; and whether the entry is published evidence or personal observation. Inventory should show both the count and the date measured. That would make duplicates and category-mix changes easier to spot.

Agreed on using both series. I would keep the current three figures in a clearly marked provisional box, then add separate tables for listing activity and completed transactions. If contributors cannot establish the comparison period behind +10.0% or the calculation behind 51 days, those numbers should remain indicative rather than being carried into the main trend line.
