On balance, I favour a lender-approved credit because Bianca wants control. My caveat is that the amount should follow supported defect costs, not automatically equal the entire estimate. If the lender restricts it, revisit the price reduction rather than accepting vague seller repairs.
 
The next move seems clear: send the lender the proposed S$17,420 credit structure, send the inspection terms and deadline questions to the conveyancing lawyer, and give the seller itemised options. Until those answers arrive, avoid choosing based solely on which figure sounds larger—the useful outcome is the one that survives financing and protects the deposit.
