A June 2026 update has raised a sampling question. For Singapore coastal homes, the current observations suggest 95 days on market, asking prices moving by about -6.4%, and greater financing sensitivity near S$1,226,000, but a different mix of price bands could explain all three.

This is a community snapshot, not an official index. Completed transactions, changes in available stock and neighbourhood-level differences would help test whether comparable homes are actually weakening. Please identify the observation date and distinguish published evidence from personal market experience so revisions remain traceable.
 
The sample definition needs tightening before the -6.4% figure means much. What counts as “coastal”: only waterfront-facing homes, developments near the coast, or whole neighbourhoods? It would also help to split landed property from apartments and show the price bands represented. A changing mix could move both the asking-price figure and the 95-day estimate without comparable homes actually weakening by that amount.
 
I’d go further: don’t treat S$1,226,000 as a meaningful financing threshold until completed sales cluster around it. Asking-price reductions may reflect ambitious initial pricing, not lower transaction values. For the next revision, a simple table by neighbourhood and property type—listing count, completed-sale evidence, price band and observation date—would make disagreements visible instead of burying them in one Singapore-wide number.
