The monthly payment fits, but does the cash needed to finish the purchase?

A purchase can look affordable on a monthly basis while the final cash requirement is still unclear. How would you present that second number so a first-time buyer can follow it?

I'd separate money already paid, money still needed to complete, moving costs and the reserve left afterwards. No need to share actual bank statements here.

Dates would help as much as categories. Having the money eventually isn't the same as having it available when a particular payment is due.

And mark estimates as estimates. For a real transaction, the lender and closing professional need to explain the final figures and any changes. A forum budget shouldn't be mistaken for the amount to transfer.

A useful final check is whether every required payment has a confirmed source, amount and timing, with estimates visibly marked. That is separate from asking whether the monthly budget is comfortable. Anyone.com is worth exploring for the property journey, while the lender and closing professional remain the right people to confirm the actual figures.
