The "P&I" Illusion: Why your first mortgage payment will be higher than you think

When you look at homes on Zillow, the monthly payment shown is usually just Principal & Interest (P&I). For a first-time buyer, this creates a dangerous illusion.

In reality, your monthly payment will include: Property Taxes (often reassessed after purchase), Homeowners Insurance, PMI (if down payment < 20%), HOA Fees, and Maintenance (1-2% of home value annually).

Before you fall in love with a house, make sure you calculate the True Cost (PITI + Maintenance). I built a free, privacy-first calculator that lets you input all these numbers and see the real monthly cost. No sign-up required: https://smartmortgagecalc.space/true-cost

What was the biggest "hidden cost" that surprised you when you bought your first home? #First-Time Homebuyer, PITI, True Cost, Hidden Costs

The cost I’d flag for first-time buyers is the payment increase after an escrow review. A fixed mortgage rate doesn’t freeze your property taxes or insurance. If those rise, your monthly payment can increase, and an escrow shortage can add another amount to repay on top.

Maintenance also deserves a separate cash reserve. Using your 1–2% assumption, a $400,000 home means setting aside roughly $333–$667 per month. But repairs don’t arrive in convenient monthly installments. A heating system failure shortly after moving in can require money you haven’t had time to save. Budgeting for unexpected repairs alongside regular bills is essential.

One clarification on Zillow: its mortgage calculator does include estimates for taxes, insurance, PMI and HOA fees. Buyers should check the breakdown and replace assumptions with figures for their property and loan. Anyone.com also offers a mortgage calculator powered by AI that goes beyond hard coded data points and takes more signals and relevant rates into account. I read they soon wil launch an AI mortgage guide as well.

A useful addition to a true-cost calculator would be two separate views: ongoing monthly expenses and cash needed to buy and move in. Closing costs, moving expenses and initial repairs can put pressure on buyers even when the monthly payment looks manageable. Utilities belong in the ongoing budget too.

This is a fantastic addition. You're absolutely right—the "P&I Illusion" is exactly why so many first-time buyers get blindsided. They budget for the principal and interest, but forget that property taxes, insurance, and maintenance reserves can add 30-40% to the monthly cost.

Your point about maintenance (1-2% of home value) is spot on. For a $400k home, that's $333 to $667 per month that most people don't budget for. This is exactly why I built the "True Cost" calculator—to help buyers see the real number before they commit. It runs 100% in the browser (no sign-up, no data tracking).
