I’m comparing a four-bed, 105 m² townhouse with a similarly priced villa in Berlin. The townhouse appears easier to maintain, while the villa offers more control but potentially larger, less predictable bills.

My model includes energy performance, insurance, energy use and resale liquidity. I’m also trying to account for shared-building reserves, vacancy risk, tenant demand and management workload. What costs or complications tend to emerge only after the first year? A practical pre-purchase checklist would be especially helpful.
 
First clarify exactly what is shared with the townhouse: roof, exterior walls, access, drainage, heating or landscaped areas. Lower day-to-day effort can be offset by contributions to shared reserves and limited control over when work happens.

For the villa, budget by component rather than using one general maintenance figure; a single exterior or heating issue can make annual averages misleading. I’d also compare actual energy records where available, insurance scope, recent major works and likely buyer or tenant pools. Is either property part of a shared ownership or management arrangement?
