Using Hemnet from Amsterdam for a Brisbane condo search

Once the same condo appears more than once, the usefulness of every comparison starts to depend on which record is current. I used Hemnet from Amsterdam to research condos around Brisbane and found enough coverage for discovery, but conflicting status and floor-area entries required separate checking.

Planning applications were the feature I valued most. Less clear were listing freshness and what the process looked like after contacting an advertiser. How well have the mobile filters, map pins and saved-search alerts worked for others? I would also be interested to know whether price changes are preserved clearly enough to build a reliable history.
 
Given those gaps, I would treat it as a discovery tool rather than assume the listing record is current. Before comparing two condos, confirm availability, the floor-area definition, the exact location and the next transaction step directly with the advertiser. Did the duplicates have identical contact details, or were different advertisers presenting the same property?
 
The mobile experience is the deciding issue for me. A saved-search alert loses much of its value if it arrives after a listing has changed status, while weak filters can make duplicate results even more noticeable. Oscar, were the stale properties still appearing in alerts, or did you encounter them only when browsing?
 
One extra question is whether the map pin is precise enough to make the planning information meaningful. An application on the next block might matter; one merely shown in the same broad area might not.

For judging the asking price, I would put more weight on a traceable price history and links to completed sales. Planning records add context, but only after the location has been confirmed accurately.
 
A practical workaround is to keep a separate shortlist with the address, advertised area, date first seen, status, advertiser and any price changes. That makes duplicates easier to spot and gives you specific points to confirm after contact. For a Brisbane purchase being researched from Amsterdam, I would also avoid assuming that similarly named floor-area fields are directly comparable without definitions.
 
One addition to my last point: screenshots can preserve what was displayed when an alert arrived, but they do not prove current availability. If an advertiser gives different information, record the date of that response and compare it with the portal status rather than relying on either one alone.
