CelineQuinn
First-time buyer
We have finally completed our first country-home purchase in Vancouver, and the last week of documents created a question I wish we had asked earlier: after acceptance, who is responsible for each outstanding item and deadline?
Several earlier offers failed, but they helped us understand the process and refine our limits. The completed deal also showed why cash for service charges and other post-closing expenses should not be absorbed into the repair budget. Inspection findings can quickly compete with moving costs once completion is close.
For those who have completed a first purchase, what caught you off guard despite reading the usual beginner guides? I am especially interested in inspection issues, lender timing, unexpected charges, repairs and the move itself.
