€910,800 is the target rather than an absolute ceiling, provided any higher price is justified by condition, space or location. I am seeking a 2-bed home near Brussels and could consider a wider area if the journey remains practical.

The building should not require substantial structural work soon after purchase, although kitchens, decoration and other finishes can be older. Please include the neighbourhood, internal floor area, bedroom sizes and layout, ownership or tenure details, likely availability and the relevant transport connection. It would also help to say whether there is any flexibility on price.

The biggest missing detail is what “near Brussels” means to you. Would you consider the wider Brussels area, or do you need to stay within particular neighbourhoods? It would also help to know whether transport access means rail, metro, tram or simply a manageable drive.

I’d define the journey rather than just naming a transport mode: destination, maximum door-to-door time and how often you expect to commute. Also say whether both bedrooms must fit double beds. Plenty of properties described as 2-bed have one main bedroom and a much smaller second room.

I partly disagree that a fixed list of neighbourhoods is essential. Walking time to a useful stop and the actual onward journey may matter more than the municipal boundary. A property slightly farther out could still work better. However, the request should clarify whether “tenure” means the legal ownership form and, for an apartment, the shared-building arrangement.

On structural condition, don’t rely only on a phrase such as “well maintained.” For an apartment, the condition of the roof, façade, lift and other common areas can matter even when the unit itself looks fine. Ask whether inspection access is possible and whether any substantial shared works are already being discussed.

Charlotte’s point is important because the dated-interior requirement could otherwise attract homes where cosmetic age distracts from larger building issues. I’d separate acceptable renovation from unacceptable work: old kitchen, paint and flooring may be fine; movement, persistent damp or major common-building repairs may not be.

Availability needs tightening too. Do you need a vacant property by a particular month, or can you accommodate a seller’s moving timetable? Anyone responding should give an expected handover window rather than merely saying the home is available.

Is €910,800 the maximum purchase price, or the total amount available including transaction costs and any initial renovation? That distinction could materially change which offers are relevant. The exact costs depend on the property and jurisdiction, so it would be sensible to confirm them locally before treating the full figure as bidding room.

Another basic filter: are both houses and apartments acceptable? The structural and ownership questions differ quite a bit between them. Outdoor space, parking and lift access could also narrow the field, but I’d only add those if they are genuine requirements rather than preferences.

Agreed, though I wouldn’t overload the request with every possible preference. The essential additions seem to be property type, acceptable travel time, whether the second bedroom must be full-sized, and whether the budget is all-in. Everything else can be compared once actual candidates appear.

A consistent reply format would make comparisons much easier:

Neighbourhood and property type; floor area and bedroom dimensions; ownership or shared-building arrangement; asking price; expected availability; walk and journey times to the relevant destination; known structural or common-building works.

Photos of attractive interiors are much less useful at this stage than clear answers to those points.

I’d add one line asking respondents to separate confirmed information from estimates, especially for availability and journey time. Once the preferred destination and maximum commute are supplied, the request should be specific enough to produce relevant offers without prematurely excluding nearby areas.
