Location matters, but I would choose a sound building over a shorter journey from a property needing urgent structural work. I’m seeking a 2-bed home near Madrid with a budget around €1,118,000 and reasonable transport access.

Cosmetic renovation is acceptable. For any suggestion, please include the neighbourhood, floor area, ownership or tenure details, expected availability and what is known about the building’s condition. A floor plan would be ideal; otherwise, please describe whether both bedrooms are enclosed rooms and how they connect to the rest of the home.

You may get better-matched responses if you define “near Madrid” by journey time rather than distance. Is the priority access to central Madrid, the airport, or somewhere else? I’d also add a minimum floor area. Otherwise, two properties described as 2-bed could be very different propositions.

The bedroom layout deserves emphasis. Ask whether both bedrooms are proper enclosed rooms, their approximate dimensions, and whether either is reached through another room. Also say whether you would accept one main bedroom plus a much smaller office-sized second room.

The ideal result is a shortlist with good transport and no major building work, but condition could rule out an otherwise perfect location. I would separate an unfashionable kitchen or worn finishes from structural defects or planned works affecting the wider building.

Responders could therefore give both journey information and two condition notes: one for the interior and one for the building. If the issue is cosmetic, the property stays in consideration; if significant shared or structural work is known, it should be flagged before the location is weighed up.

Naomi’s distinction would make a useful response template: asking price, neighbourhood, floor area, bedroom arrangement, nearest useful transport, internal condition, building condition, tenure and availability. It would stop people replying with attractive but vague listings that omit the reason they may not fit.

One clarification on tenure: say exactly what information you want under that heading, as different responders may interpret it differently. Ownership form, occupancy status and any restrictions are separate issues. Availability should also mean an actual expected handover timeframe, not simply “available” in an advertisement.

For transport, I’d ask for the walk to the relevant station or stop and the practical route to your destination. “Well connected” can mean almost anything. Hassan’s question about your destination matters more than a broad radius around Madrid.

Is €1,118,000 your ceiling for the purchase price, or does it also need to leave room for transaction costs and any cosmetic renovation? You mention a target rather than a hard maximum. Stating how much, if at all, you could move for the right location and building would prevent wasted suggestions.

No visible structural problem is not the same as no major work being needed. Once you have a serious candidate, an independent inspection would be sensible, with attention to both the home and the wider building. A fresh interior should not be allowed to distract from that, just as an old kitchen should not automatically count against a sound property.

The main missing details now seem to be minimum floor area, acceptable journey time and destination, whether both bedrooms must be full-sized, and whether the budget is purchase-only or all-in. Add those four points and require responders to state availability and building condition plainly. That should produce far fewer irrelevant leads.
