I’m looking for a 4-bed home in or near Phoenix, targeting $1,075,000. Reasonable transport access matters, and I want to avoid anything needing major structural work immediately. A dated kitchen, bathrooms or décor would not rule a place out if the building has been maintained.

You may get better matches if you define “near Phoenix” and the transport requirement. Is there a particular employment area, school or regular destination you need to reach, and are you considering driving, public transport or both? A maximum journey time would be more useful than a broad request for reasonable access.
 
I agree that the destination matters, but I wouldn’t narrow the neighbourhoods too quickly. At this budget, condition and layout may be more important than selecting one small area in advance. I’d first clarify whether all four bedrooms must be conventional bedrooms, or whether a den or guest room would work, and whether there is a minimum floor area.
 
“No major immediate structural work” also needs separating from expensive non-structural maintenance. A house can be structurally sound yet still have several ageing systems or exterior items competing for the budget. For any suggested property, ask what supports the condition claim and still arrange an appropriate inspection rather than relying on listing language.
 
Tariq’s point about leaving the map open is fair, but only if the transport limit is firm. Otherwise “near Phoenix” can produce plenty of unsuitable leads. It would also help to state whether $1,075,000 is a hard ceiling or a target that allows some movement for an unusually good fit.
 
Anyone replying with a property should probably use the same short format: neighbourhood, asking price, floor area, four-bedroom configuration, ownership details, transport context, known condition issues and date available. On availability, does the buyer mean ready to occupy by a particular date, or simply currently offered for sale? That answer could eliminate mismatches early.
