I’m looking for a country home in Delhi with five bedrooms and roughly 180 m² of floor area. Maximum budget is ₹65,550,000. It should be habitable now, though dated finishes or work that can be completed gradually are acceptable.

Clear ownership, tenure, local charges and other documented costs are essential. Owners or authorised representatives can send a short summary first, including location, condition, area basis and asking-price rationale. I’ll only pursue properties where the basic documents and authority to sell can be verified.

You may get more useful responses if you specify whether the 180 m² means built-up, usable internal area or something else. With five bedrooms, that distinction could materially change the fit. I’d also ask each contact to state whether the property is occupied and whether the quoted price includes any items they expect the buyer to take on.

What does “country home in Delhi” mean for your search: a rural-feeling setting within your chosen part of Delhi, or simply a detached home with land and privacy? Exact locality and minimum outdoor space are missing, and owners may otherwise send properties that meet the bedroom count but not the lifestyle you have in mind.

I would not insist on a detailed asking-price rationale in the very first message. Some genuine quiet-market owners may be willing to provide documents after establishing that the buyer is serious, but not assemble a full case before an initial conversation. A staged approach seems more realistic: brief facts first, masked document copies next, then viewing and fuller verification.

That staged approach makes sense, but representative authority should still be addressed immediately. A representative can at least identify whom they act for and confirm that they are permitted to introduce the property. Before sharing sensitive information or arranging a visit, the OP can ask that the ownership name, representative details and property description are consistent.

Condition needs a little more definition too. “Habitable” can still cover a wide range. Ask about water, power, access, active leaks, structural concerns, bathrooms and kitchen, plus any work the seller already knows is needed. For a five-bedroom layout around 180 m², request room dimensions and a simple floor plan rather than relying only on the advertised area.

A short response template could keep this manageable: exact location; tenure; plot and floor areas stated separately; five-bedroom layout; occupancy; present condition; asking price; known local charges; seller or representative status; and which ownership documents can be shown at the next stage. That preserves discretion for an off-market seller while giving you enough information to reject obvious mismatches before a viewing.
