Wanted off-market: 3-bedroom serviced apartment in Bangkok

Homeowner
I’m looking for a Bangkok serviced apartment with 3 bedrooms and roughly 140 m², up to THB 23,580,000. Off-market or quietly marketed options are welcome.

Habitable condition is preferred; I’m comfortable improving it gradually rather than paying for a recent renovation. Please send a short summary covering tenure, documented floor area, local and building charges, and the basis for the asking price. Representatives should also be able to confirm their authority. I’ll only proceed where ownership and basic cost documents can be verified.

It would help to define what you mean by serviced apartment. Are you seeking a unit with an operating or management arrangement, or simply a condominium-style apartment in a serviced building? That distinction may affect what owners send you. Also clarify whether 140 m² means documented internal area or an advertised figure that includes other space.

One more filter: say whether any particular Bangkok districts are acceptable and whether a compulsory management or letting arrangement would be a problem. Without those details, you may receive technically matching units that do not fit how you intend to occupy the property.

I would not put too much weight on an owner’s asking-price rationale at the first stage. Off-market does not automatically mean attractively priced, and a persuasive explanation is not evidence of value. First collect the exact tenure, floor-area documentation, recurring charges, condition notes and representative authority. Then compare the price on a consistent area basis and ask for supporting detail where it looks out of line.

A simple one-page response format could keep this manageable: district, 3-bedroom layout, documented area, asking price, tenure, current condition, recurring charges, service arrangement and who is authorised to negotiate. Ask for sensitive documents only after that initial fit is established. You should also add your purchase timeline, as a quiet-market owner may care about certainty and timing as much as exposure.
