Wanted: off-market 4-bedroom Hong Kong condo up to HK$9,360,000

I’m looking for an off-market condo in Hong Kong with 4 bedrooms and roughly 120 m², up to HK$9,360,000. It should be habitable now, although dated finishes or work that can be completed gradually are acceptable.

Owners or authorised representatives can send a short initial summary covering the district, floor-area basis, tenure, current condition, asking-price rationale and ongoing local charges. Clear ownership and documented costs are essential. I’m happy to proceed in stages, but I will only consider properties where the basic documents and any representative’s authority can ultimately be verified.
 
The main issue is likely to be the combination of four bedrooms, that area and the price ceiling. It would help to say whether 120 m² is a firm minimum or an approximate target. If layout matters more than the number itself, a smaller but efficient four-bedroom unit might widen the quiet-market options.
 
Also, does 120 m² mean saleable floor area or another measurement? Two people can describe the same condo very differently if that is left open. Are all Hong Kong districts in play, or do commute and transport requirements narrow the search?
 
I would not expect an owner to circulate full ownership material in the first message, especially for a quietly marketed home. That does not conflict with verification later. A sensible first exchange could establish the address or development, layout, measured area, asking price and who is making the approach; sensitive documents can follow once there is credible interest.
 
For the asking rationale, request something more useful than “priced to sell.” The representative could explain whether the figure reflects condition, floor, outlook, occupancy, urgency or comparisons with similar units. It may not prove value, but it gives you specific points to test rather than a bare number.
 
“Habitable” needs a little definition too. Would you accept old plumbing, windows or air-conditioning if everything currently functions, or are you limiting gradual improvement to finishes and cabinetry? Ask for the age and known condition of major systems, recent photos, occupancy status and any work the seller already knows is needed. Otherwise you may receive many technically liveable but unsuitable leads.
 
A compact response format may filter enquiries without making the first contact burdensome: district/development; four-bedroom layout; floor area and how it is measured; tenure; occupancy; condition; asking price; recurring charges; seller or representative; evidence of authority available; and reason for pricing. Then shortlist before requesting ownership and cost records. That preserves the discretion of an off-market approach while keeping verification non-negotiable.
