What changed in Mumbai this month? My sample is at 72 days

Putting the figures down before drawing conclusions: Mumbai detached homes listed between ₹74,480,000 and ₹111,700,000 appear to be taking roughly 72 days to find a buyer. The longer-running listings also seem to have weaker energy performance, but that may be misleading. Do recent completed sales support the 72-day figure, or is the online sample distorted by withdrawn homes and stale stock?
 
I would not treat active listings as a reliable measure of time to sale. The homes that complete disappear, while overpriced or less desirable stock remains visible and increasingly dominates the sample. You need completed-sale dates where available, plus withdrawn listings, before deciding whether 72 days represents the wider market.
 
It would be useful if the 72-day figure held across the sample, but broad area groupings may prevent that conclusion. At ₹74,480,000 to ₹111,700,000, different parts of Mumbai can attract very different buyers and contain homes with quite different condition and seller circumstances.

I would divide the sample by a tighter location measure, then separate listings reduced soon after launch from those left at their first asking price. If the weaker-energy homes still take longer within those groups, the pattern deserves attention. If it disappears, condition or ambitious pricing is the more likely explanation.
 
I agree about separating areas, but I would not dismiss the active sample entirely. It still shows what buyers are declining at current asking prices. Split the data into completed, withdrawn and still listed; then note first price-cut timing and whether financing delays affected completion. If the energy pattern survives those divisions, it becomes more persuasive. If not, 72 days is probably describing the remaining stock rather than Mumbai demand.
