Some providers appear to deliver only a value estimate or introduction. Others include comparable evidence, negotiation support and document coordination through to closing. Duplicate listings and stale availability also make portal asking prices difficult to rely on.
Before appointing anyone, what would you expect the written scope and fee quote to cover? I’m particularly interested in:
- recent, relevant local evidence supporting the figure; - treatment of vacant versus occupied units and current income; - a clear fee and any exclusions or extra charges; - the documents needed and who verifies them; - response deadlines and how valuation queries are handled; - who remains accountable after an offer is made; - a fallback if the transaction stalls or the valuation differs sharply from the agreed price.
I’m not looking for a sales pitch or a bare automated estimate. A practical Dubai example—especially what was included in the quoted scope and what had to be arranged separately—would be very helpful.
