Getting the scope wrong could leave me with an attractive report that does not answer the decision I need to make before a deadline. I am comparing energy assessment services for a Vienna studio priced at about €878,600, and the descriptions do not make clear where the technical review ends or who coordinates anything beyond it.

I want to know whether the provider examines the property and building, checks only documents supplied by others, or also supports questions during the transaction. A written list of evidence reviewed, exclusions, fees, named responsibility and delivery times would be more useful than a polished demonstration.

What would you insist on having in the quote, and which local requirements should be confirmed before appointing anyone? I am particularly concerned about who responds when several parties are involved and the response date is close.
 
I would not buy this under the broad label alone. Ask for a written scope separating the technical energy work from transaction coordination. It should identify the person answering questions, the evidence they examine, exclusions, fee triggers, delivery date, and what happens if information arrives late. If negotiation or closing support is advertised, require a precise description of those tasks rather than assuming they are included.
 
Also, what decision do you need the assessment to support: confirming existing energy information, estimating likely improvements, or deciding whether to proceed with the offer? Those require different depth. The biggest missing fact is whether anyone will physically examine the studio and building or merely interpret documents supplied by others. At €878,600, that distinction matters more than a fast introductory response.
 
I’d push back on expecting one energy provider to remain accountable all the way to closing. That may blur responsibility rather than improve it; technical independence can be valuable, while negotiation and document coordination may belong in separate scopes.

My practical approach would be to request a sample output, a complete fee schedule, the named local contact and a response deadline in writing. Ask who resolves conflicting information and whether follow-up questions cost extra. If nobody accepts that role, set a fallback: pause the offer process rather than relying on three parties who each think the others are handling it.
