What should an inspection cover for a ₹55,530,000 country home near Mumbai?

I’m comparing building inspection services for a country home near Mumbai priced around ₹55,530,000, but the quotes seem to use “inspection” for completely different jobs. Some apparently extend into negotiation and document coordination, while others end after introducing an inspector.

What should the written scope reasonably include: physical defects, photos, repair priorities, estimated costs, document follow-up, or support through closing? I also want fees, exclusions, response deadlines and responsibility for unanswered issues stated upfront. Local examples would help, especially where several people are involved between offer and closing.
 
Separate the physical inspection from negotiation and document coordination rather than assuming one fee covers all three. For the inspection, ask for named areas to be examined, limitations, dated photographs, defect severity, recommended specialist follow-up and a delivery deadline. The quote should also say whether travel, repeat visits and post-report questions cost extra.

Accountability is easier if each task has one named person and a written deadline. Also clarify the exact location, age and construction type; “near Mumbai” can involve very different local conditions and approval records. If the provider cannot inspect something, arrange independent evidence or a specialist before your offer becomes difficult to revise.
