Would a mortgage-rate tag make these threads easier to use?

If adding mortgage information takes more than a tap or two on mobile, I suspect many Dubai posters will skip it. Even so, a consistent rate field could help people compare relevant threads without repeatedly asking whether someone means, for example, a fixed offer or a variable existing loan.

Would an optional field shown only in mortgage-related categories be the least disruptive trial? Search could use it when completed, while posts without a rate would still go through normally. Regional differences and rate type would need some context, but I would rather test a simple layout before making anything mandatory.
 
I would make it an optional structured field rather than a free-form tag. A tag will quickly split into variations such as “4%,” “4 percent” and “under 5%,” which weakens search. Show the field only in relevant property categories, then let search use it when populated.
 
A single rate can also be misleading. Is it fixed or variable, and does it describe an offer, an existing mortgage or a general market observation? Without that context, two Dubai threads with the same number may not be comparable. Perhaps the field needs a short “rate type” choice as well, though that starts adding friction.
 
That friction is exactly why I would not require it. Plenty of valuation threads are about cash purchases, rents or asking prices, so forcing members through mortgage fields would be irritating. Optional fields hidden behind an “add finance details” line could keep the mobile form tidy.
 
Search usefulness also depends on age. Rates mentioned in an old discussion may still appear beside current posts unless the date is prominent. I would filter by both rate and posting period, and leave old threads alone rather than trying to migrate them automatically. Members or moderators could add the field only when an older thread becomes active again.
 
I’m not convinced moderators should be expected to standardise old posts. Even new entries could need correction when someone types a promotional rate without its conditions. A lighter approach would be one consistent “mortgage rate mentioned” tag, with the actual figure remaining in the post. Less precise, but much easier to maintain across regions where mortgage discussions use different terms.
 
Could this be tested on the Dubai board first? Use an optional numeric rate field plus a simple fixed/variable/unspecified choice, keep both collapsed on mobile, and compare whether members actually use the filter. If participation is low, the broader tag Fatima suggests may be enough; if it works, the format can later be adapted for other regional boards.
