Would a rental-yield tag make these threads easier to use?

While browsing the Bengaluru board, I kept wanting a consistent way to find threads that include rental yield. It would make local comparisons easier and reduce repeated questions under valuations and market reports.

Should this be a required thread field, an optional tag, or a search filter? My preference is whichever keeps posting quick for casual members, especially on mobile. It would also need a sensible approach to older threads.
 
I’d start with an optional structured field rather than a free-form tag. Free-form entries will quickly split into variations such as “rental yield,” “yield” and percentages, which weakens search. A required field adds friction when the poster does not know the figure.

If completed, the field could automatically make the thread searchable without adding another step to posting.
 
What would the number represent, though—gross or net yield, and based on asking price or another value? Without a consistent definition, filtering may create misleading comparisons. Regional differences could also make one universal field less useful than it first appears.
 
That said, the definition problem is solvable without making the form heavy. A single optional percentage field plus a short selector for gross, net or unspecified would be enough. On mobile, those controls could stay collapsed unless the member chooses to add yield information.

I would not ask moderators to convert old threads. Let older posts remain searchable through their existing text and apply the structured field only to new threads or voluntary edits.
 
I’m not convinced “net” should be offered unless the forum also specifies what has been deducted; members may calculate it differently. Gross or unspecified would be cleaner at launch.

A limited trial on the Bengaluru board seems practical: optional field, automatic searchable tag, no migration. If members actually use it consistently and moderators are not constantly correcting entries, it could then be considered for other regional boards.
